Looking to get into Flipping in Indianapolis area

I currently invest in long-term rentals in the Indianapolis area. I continue to hear of others who are having success flipping properties in Indianapolis, but I have been unable to find any deals that I am comfortable flipping. I feel like I have a good agent and several contractors that I feel comfortable with, however, the only opportunities I have found would be major renovations. I am a little hesitant to jump into major renovations as my first flip. Any feedback if the Indianapolis market is currently a good market for flipping? Any ideas on how I could find more manageable flipping opportunities in the Indianapolis area or surrounding areas?

I am a local investor and have helped OOS investors in the Indianapolis market for 9 years.  I personally have 6 rental properties and have done 3 flips.  Right now, with current state of the market of Indianapolis, I believe Fix and Hold is the best strategy.  YES, there are still some very successful flippers still making a nice profit, but with Days on Market being a little longer, the numbers are a little tighter right now.  There are plenty of properties out there that still need fixed up and the rental market is still strong.  The sales market is steady, we are not going to see a crash in this area, but it is taking longer for houses to sell and that cuts into profit margins.  This is my opinion only - there are many more opinions out there and that really may change in the next several months - it is just what I am seeing right now.
