How Long Are Your Fix & Flip Projects Taking in 2025?

I’ve been hearing mixed feedback from investors this year — some say renovation timelines are tightening again, others say they’re still battling labor shortages and delayed draws.

For those actively flipping:
- How long is your average project taking from close to resale?
- What’s been your biggest delay lately — materials, permits, or financing?
- Are you adjusting your timelines when underwriting new deals?

I’m especially curious how investors are adapting financing to handle extended hold times.
