learning about rehab cost

Hi everyone! 👋🏾

I’m in the early stages of learning more about rehabs and would love to start building a realistic understanding of renovation costs.

For those of you who have rehabbed properties before: would anyone be willing to share contractor bids or estimates you received but didn’t end up using? I know costs vary widely based on location, scope, and market, and I’m not looking for exact numbers—just ballpark figures to help me learn what different types of rehabs typically cost.

If you’re open to sharing, it would be super helpful to know:

  • City/market
  • Type of property (SFH, duplex, etc.)
  • Scope of work (cosmetic, moderate, full gut)
  • The estimate amount

I understand every deal is different, but I’m trying to train my eye and set better expectations as I continue learning. Any insight is appreciated—thank you in advance!

    I would network locally with GC's, investors or in the market you are looking in. Each market is widely different on rehab costs, permits, etc.
