From a lender’s perspective, the renovation upgrades that most often hurt margins are the ones that don’t meaningfully increase the property’s value or rental income.

Investors frequently overspend on high-end finishes, custom cabinetry, luxury fixtures, and extensive landscaping in neighborhoods where buyers or tenants won’t pay a premium for those upgrades.

The best renovations are the ones that deliver the highest return on investment—typically kitchens, bathrooms, flooring, paint, and deferred maintenance items like roofs, HVAC systems, and plumbing.

A good rule of thumb is to renovate to the standard of the neighborhood, not beyond it. Over-improving a property can quickly erode profits and reduce your overall return.
