Both matter, but they’re not the same thing. You can’t control the market — you can control execution.

The deals I see go sideways aren’t bad buys. They’re good buys where scope wasn’t defined before bids went out, budget shifted after demo, and nobody owned the plan. Six weeks and $20k later, the buy looks a lot worse than it was.

Faster execution starts before construction does. Scope locked before bids, budget modeled before contracts, sequenced schedule before anyone sets foot on site — that’s where timelines compress and change orders shrink. That’s where margin lives.

Buy right. But don’t assume the buy is what protects you.

Honestly, faster execution feels more important to me right now than finding the absolute “perfect” buy.

Holding costs, financing pressure, insurance, permit delays, and contractor issues can slowly destroy what originally looked like a great spread on paper.

I’ve seen average deals with strong execution outperform “great” deals that dragged for months longer than expected.

Especially in tougher markets, timeline risk feels like one of the biggest margin killers right now.

You can sometimes survive overpaying a little.

It’s much harder to survive a project that keeps bleeding time every month.

Better buys for sure but that is a relative question, if you're market is in an upswing then faster execution would hold more weight

A better buy would be good, so you will always need a strong deal source. But that doesn't mean that you will still have high margins because you can have the best deal in the world but as long as you don't execute that good deal is still generally useless then.
