Hard wood floors

Buying College Rental Property

Went thru house with Inspector-  second floor has carpet throughout-  ripped up a corner and its all hardwood floors!!  I want to rip out all carpet and sand/poly floors.  Its 4 bedrooms + hallway -about a total of 800 sq ft… my question is-  carpet glued down…how to scrap/dissolve glue before i get someone in to sand?  And any guesstimate as to what that Cost would be?

Also main floor all wood as well…not in bad shape ..just looks like its hasn't been maintained in years…..approx…800 sq ft..??
