College Rental- 4 per unit- Need to totally gut a very old bathroom that has been destroyed over the years. What would you recommend as far as walls-floor-shower/tub-etc. I want this to last and not be concerned with major overhaul every X years. College Students are not the best at cleaning up and taking care of things.!! lol
Any advise would be greatly appreciated!!

Question: what is the correct prep work? alot of different answers... and as far as paint... i coat of primer in paint?

I bought a large( 3000+ sq ft ) rental property ( house) with old dull white aluminum siding. Looking into painting. I read that its all about the prep work. Anyone have experience with this?

Here's the situation :
Bought Condo last year all in with upgrades $910,000. Put 17.5 % down (160,000). Cant get a Mtge because I own 2 small businesses and have no Salary income and no 1099's. . Capital gains Income in past only.
Told Condo is worth between $975,000 -$1,050,000.
Mtge brokers/Banks say only way to get Mtge is to put 40% down.???
Does this sound right?

Hi- i now own 2 rental properties and am looking to expand to 5-10+ over next couple of years. What is recomended as far as Accounting/Rental software? I here Quickbooks..? Quicken? Pros and Cons? Any advice would be greatly appreciated.

I bought a foreclose and the bathroom tile Was painted bone. Yuck. Shower- toilet- sink are all bone and in great shape. . With white tile floor. I believe the paint used was latex. Any advice as to what options I have? I'm going to be renting it. Can I repainted over the already painted tile?
