Estimating odd things

Hi Rehabbers,

I have a wholesale deal that I'm working on and don't know how to estimate some things. First off the entire house needs new flooring. High end neighborhood so Hardwood throughout except bedrooms. It's a 3,000 sq ft house. How much for hardwood and carpet do I calculate per sq ft? I'm in CT and I posted on our local forum with no response. 

Second, this house is the ugliest brown I've ever seen. How much to paint exterior? Is there a sq ft price on that too? and the roof is in decent shape but really stained. Can you power wash a roof? THanks,

    Hey Kim

    At the risk of sounding too generic, there's a huge price range for both of those items.  If you really just need a ballpark figure and don't have an idea of where to start, just go to home depot, pick out the kind of hardwood you would expect to find in a comparable house and discuss with the flooring desk person about an all in cost with installation (then add 20%).  The exterior paint is another story.  Without experience pricing that, you'll definitely want to try and reach out to a local painting sub or a general contractor.
