Thanks to both of you! All good options. Just put in the furnace and propane so no history there. He wants month to month so I'm just going to up his rent $50 a month and assess after this winter.

Hi All,
I just bought a duplex. I put my mom in one unit and inherited a tenant in the other. The heat is fueled by propane. One furnace with 2 zones. How do I charge the tenant for the propane? They don't deliver on a regular basis so it's not like I can bill the tenant monthly. Also, the previous landlord didn't get a security deposit and the tenant's lease is up Dec 31. Can I ask for a security deposit starting Jan 1 when he goes month to month? Thanks so much!

Hi All,
I am going to dive into cold calling...UURGH. The problem is, I've been using Intelius and frankly, their data isn't so hot. I'm getting maybe a 40% failure rate. It's tough to pay for a service with that many wrong numbers. Has anyone found other sites they like? Thanks so much!

Hi Meryl,
I'm trying to put a deal together with a property that has a bunch of raw land. I know that construction in our area is around $175 sq ft but this is rough raw land that will need to be subdivided. It will need perk tests for wells and septic but no roads as the lots will all be along an existing road. How do I know how to price it? Not much raw land has sold in this area in the last few years. Thanks for your help!

Hi All, I'm looking for a New Haven county developer that can help me figure out how to structure a deal. It's a large piece of land with a cluster of old houses on one side. The goal is to purchase the land, subdivide and I'd take the lot with the houses and the builder would take the lots to build or sell. I don't know how long the subdividing process is or how much that would cost so I want to know if this is even worth investigating. Thanks so much!

@Scott Hollister Thank you so much for taking the time to dissect this. Great that you're local and have done something similar recently. I messaged you my phone number. Would love to talk to you more about this. @JH Bridge All good advice too! Everyone in our neck of the woods has septic and well and the 5 lots are all on a street with fiber, electric. As for wetlands, someone spent a lot of money in 2004 to have a topo map done and I know the engineer who did it so wetlands have been mapped out. That's why we can only get 5 lots on 70+ acres. We would probably donate a chunk of the wetlands to the land trust to cut down on taxes. I will be keeping the 5 houses intact so I won't have to dispose of asbestos although there will probably be some abatement in rehab. Just found out today that all 5 houses have septic systems and 2 are fairly new PHEW! But I also verified that all 5 are on 1 well which is not good news. So much to learn! Thanks to all of you who have chimed in!

@Todd Rasmussen Thanks for the estimate on it being slim for the builder. That's the side I really don't know much about. I think I need to reach out to some builders locally. I've been told they don't want to deal with it because of the 5 houses which all have asbestos so to level them would be costly. I'm hoping me taking them off the builders plate, this them becomes a better deal for them. @Andrew Postell Thanks for the tip. I didn't think of it being commercial but I can see why those guys would probably be able to help. @Account Closed Good news is all the lots are accessable by an existing road. You could probably carve out 2 more lots but you'd have to go over wetlands and put in a road which would be cost prohibitive. I have an estimate for $2500 to do the perk tests. I'll get another quote : ) Thanks all, really appreciate the input!
