What is the most efficient timeline schedule for repairs to get your contractors lined up for the job?  The house we are flipping requires cosmetic repairs.  They are: 1) Interior paint, 2) granite countertop and backsplash, 3) new carpet, 4) hardwood floors existing and installed, 5) master bath

Also, double confirm your major systems work.  For example, you don't want to find out your sewer line needs repair and they need to bust through your slab after you put your flooring in..... or find out you have aluminum wiring after you paint your walls.

J.scott has a decent rehab schedule in his book - The book on flipping houses - you can buy in through BP market place I think. I definitely recommended it.

Looking at what you have listed I would:

1) paint inside and outside first ( also any yard or exterior work)

2,3) Master bath

3,2) Granite and backsplash - granite may need some lead time

4) floors last - definitely leave carpets to the very end.

Start with your most expensive and invasive projects first (bathroom and countops and back splash). Its likely the contractors will bring in dirt and ding things up a bit here and there so let them tackle those two projects without having to worry about ruining freshly finished work. Once counters and bath are down then you can move onto paint and finally the floors can be tackled. Its usually best to leave the flooring for last (unless you take the time and material to cover it with paper to protect the new installation.)
