Tiling or not for fireplace

This is a flip. We are exploring the options should we 1) just clean the fireplace to its natural color or 2) Put the tile on the fire place.

Any thoughts ? We are exploring options to stay within the budget but not at the cost of loosing customer or value appeal. We already bought the tile  but now having second thoughts.

If you don't go all the way up the wall with the fireplace stone you could stage it with a big clock, piece of art or TV mounted above it. That'll provide more room configuration possibilities too.
