average time to rehab by Outsourcing?

 what is your average time to rehab before you flip?

 *So we are clear I am only talking to flippers that Outsource their work to be done, not do-it-yourselfers.

Since I am financing my deal Common Sense tells me that I don't take on any property that I feel I cannot rehab in less than 2 months or less.

That's from the movie Money Pit - you will not get an answer to your question that will encompass every flip, it all depends on what you do and how much you do, I'm a General Contractor and i can give you at least 20 different prices for the same project -  lets say, a bathroom ( most common reno ) -size of bath -  what tub, (steel, cast iron, fiberglass) - or is the bath just a shower, (fiberglass, ceramic tile, marble, are there accent pieces ?) - vanity, (Home Cheapo or custom, what size) - floor, (laminate, tile, wood). can go on, and depending on the detail will depend on how long a project takes, floors sanded or not, tiled or carpet ? every project is different and will take different lengths of time. i will tell you that most rehabs with a kitchen and bath, full paint job and flooring will run past 2 months. its waiting for the contractors if they show, inspections, weather, material deliveries etc.
