Moving from Boston to San Diego, biggest differences to expect?

Hey Everyone,

My names is Christian and I am full time real estate investor in Boston. I am currently working on 7 rehabs around Massachusetts, including 3 condo conversions in East Boston. My team is rocking over here and I have decided to move to San Diego to open another branch of CC Solutions there. I have been preparing for the adventure but just wanted to throw it out there and ask the group:

What do you think are the biggest differences that I should expect in San Diego compared to Boston?

Hi, @Christian Chasmer, I assisted in the purchase of 18 unit Multifamily in Everett, have 15% equity on that project and was the guy who put it together I would, the only difference, was price point and few little details, but my company and I that had consulted in deals in 22 states, have found the concept is the same come prepared with money in had and a Local mentor  and you will learn like you did the first time in boston but a lot faster. I think maybe San Diego is Smaller Community of investors then boston maybe thats one of the biggest difference i had notice but i am also kind of new to SD.

@Christian Chasmer, congrats on success in Boston. I am a CalBRE Broker, Private Lender & Investor here in San Diego. There are definitely some opportunities in San Diego, but there is a ton of competition. You need to have a strong team in place that can take advantage of economies of scale. It also depends on the type of projects you plan to focus on and how you can add value to maximize your exit. The key is always being able to find the property at a good price to allow room for the value add. We hold Meetup groups at our renovation projects for people to learn about the business. People love it. There are a few groups on here that have events in San Diego. You should be able to search pretty easily. One of the groups is hosted by Tim Gordon. They host great events.
