Quick question I'm going to be rehabbing a house in Southern California. Wondering what everyone's thoughts on Laminate flooring or engineered wood in the kitchen are ?

Laminate often doesn't do well in areas that might get wet (bathrooms or possibly kitchens).

Many landlords like the vinyl planking (i.e., Allure) in these areas as it tends to be water resistant with a wood look.
