How is the market currently on multifamily investments

I'm looking at a triplex in my area the asking price is 250k needs some work but seller only wants a cash offer figure the best way to get the up front would be thru a private lender. A triplexnaround here is going for 400 k plus. so I know this would be a great investment rents are way under market needs about 50 k in work. Im thinking a 200k offer and see what happens

Thanks for your input Mark Radford Out here a lot of people are starting to make the switch to rockscape with the whole drought in California. But from an investors stand point I'm wondering if it would make sense to spend more money on it most people in the area. Have grass. I see your point on curb appeal and that's why it came up in the first place. Have to make a decision here in the next few days
