Im doing a flip and there is carpet in the living room, the two small steps going into the bedroom, and the bedroom, and the carpet would look really good if it were new. If I were going to rent it I would definitely do laminate but since I'm strictly selling it when I'm finished, would carpet sell better or laminate?

Laminate is nicer and looks better. Look at your comps though. If your areas comps only require carpet, you can get away with it. If you're seeing higher priced comps w laminate, then go that route. Laminate isn't much more money to do and will likely get you a higher price.
