Need advice for remodel

Hello I’m about a week away from closing my first deal and trying to prioritize some remodel work that I think I should do. Figured that you all may be able to help. The place is about $100/sq foot under the comps. It’s a 4br, 2450sq ft and there is a massive 4 car garage + shop. I can convert 2 of the car bays and the shop into livable space and add another 700 sq ft to the deal (comps all have 2 car garages). I want to also split one of the bedrooms (900sq ft) into 2 bedrooms and make the property a 5br. The kitchen is also very outdated and needs a top to bottom remodel. I, dont really have a clear understanding of how this would add as much value as another bedroom and kitchen. Right now I can only do 1 of these projects so Im trying to figure out which to do first. Which would you focus on?
