Using a 2 family comp for a 3 family

Hello I am under contract to purchase a 3 family in new haven ct in the fair haven neighborhood... when looking at comps many of the 2 family’s are selling for more than than 3 family’s, I don’t understand how something with more units could sell for less.. with that being said, can you use a 2 family as a comp for a 3 family?
