Just wanted to share some success...just got a full price offer on one of our rehabs.

My purchase price: $148,900
Rehab: $29,000
Carrying/Origination: $7,945
Real Estate Commissions: $11,445
Total investment: $197,290

Sale Price: $228900
Concessions: $5800
Net offer: $223,100
Estimated Closing costs: $2000

Estimated Net Profit: $23,810

I am curious, you show Real Estate Commissions of $11,445 on the PURCHASE side when usually the SELLER pays the commission. Then you show no Real Estate Commissions on the SELL side? I agree with others, you cut it fairly close: you are in at $197,290 and net sale it for $221,100, which is a net gain of $23,810. If you would have had to pay a 6% commission on the Sale, your net gain is around $10,000.

Congratulations on the successful flip, any profit is good. But for my personal taste, this is just a bit thin.
