Relisting flipped property on MLS

Hello all, I'm going to be buying my first flip soon, and have been seeking some advice. When buying a fixer-upper off the MLS and relisting flipped property back on MLS 2-3 months later at a way higher markup, is this something buyers notice/pay attention to and perhaps turn an eye? Or am i just overthinking this to be a concern. Wanted to see what the what the general consensus is about this, Thanks.

Hey Jason, congrats on your first flip!

Some buyers do pay attention to this but as long as your asking price is at or near ARV, you should be fine.

I've had clients that have raised a concern about seeing a property (for example) listed at 700K that was recently sold for 400K. This typically comes up when the 700K listing has little or no photos of the interior. Once I explain why the property has been listed at a higher amount, they understand and don't raise any other questions.

Don't overthink it. With quality interior photos and a decent property description on MLS, serious buyers won't turn an eye.
