Hey Jason, congrats on your first flip!

Some buyers do pay attention to this but as long as your asking price is at or near ARV, you should be fine.

I've had clients that have raised a concern about seeing a property (for example) listed at 700K that was recently sold for 400K. This typically comes up when the 700K listing has little or no photos of the interior. Once I explain why the property has been listed at a higher amount, they understand and don't raise any other questions.

Don't overthink it. With quality interior photos and a decent property description on MLS, serious buyers won't turn an eye.
