Property in Baltimore... Repairs May be worth more than ARV

Hey BP fam! Getting the property for next to nothing. But I'm pretty sure it will require a full gut and renovation. It's also likely that the repairs amount will exceed the ARV.

ARV: roughly $60-$70K

Should I buy and hold this in hopes that the area improves? Maybe wholesale it?

So basically, you are buying a house with full market price since you will end up paying 60k on reno.

If things don't go your way during reno, you will lose money

It does not seem this a good deal
