I would say you did pretty darn good. You put in very nice finishes and if you want that specific vanity or tile, that is what it costs so it is hard to adjust the price on that too much. Looks great and should have made all that money back in value. More importantly you found some damage and properly repaired that and that alone was worth the remodel in my mind.

J  Scott, if you can get all this done for $4,500-$5,500 it explains why you have been successful in this business. I didn't do a very good job of tracking receipts, but I'm going to list out some of my costs below. Tell me where you think I overpaid.

Kyle Hipp my estimate was closer to what you guessed, $10,000.

I had to replace the lower half of the exterior wall due to water damage, studs, sill plate etc. I also brought in extra floor joists to strengthen the floor, but I will exclude these costs.

Plumbing rough in = $375 + $0 labor =                                      $375
3 new vents, 7 supply lines and 3 waste lines, shower valve.

Electrical = $500 + $200 labor =                                                $600
3 plugs, shower light, vanity lights, under vanity lights, 3 recessed lights, switches, Panasonic exhaust fan.

Drywall & Insulation= $200 + $0 labor =                                   $200
Rock, tape, mud, etc,

Wallpaper & Trim = $400 + $0 labor =                                      $400
150' linear feet of trim & bead board

Paint & primer = $60 + $0 labor =                                              $60

Shower Frame & pan = $500 + $0 labor =                                $500
2x4s, decking, pre slope mud pan, liner, deckmud pan, water barrier, shelves, waterproofing, hardiboard, tons of screws, etc.

Floor decking and Hardiboard = $220 + $0 labor =                   $220
2 layers of 1/2" plywood, adhesive, screws, nails, hardi laid in mortar bed.

Completely hired out I would say it could cost an easy $10,000. I just redid a bathroom last fall. It was a complete gut floor to ceiling on a 2nd floor. It was removing a wall and putting up a new one in a different spot. Redoing all the plumbing to accomodate new shape and adding washer and dryer upstairs. Walls down to studs, insulation and thermal barrier. New sewer stack from roof to basement. Rehung ceiling and built bulkheads. Our finishes where not as highend, sheet vinyl floors, 2 piece tub surround. I believe all in it came to less than $5,000 but it involved a decent amount of mechanicals work. I would say if I did that on my place it would prolly cost me about $5,000 although I don't know if I would want to do all that tile. I love the way it looks but it is very time consuming for me. The longer I do it the better it will be. Great job.
