Rehab Costs in Columbus Ohio
I am in contract to buy a duplex in Columbus Ohio (Valleyview area 43204) and I am working on estimating the rehab cost prior to closing. I have an inspection in a few days to get a better idea of the scope of work, but I'm trying to do some due diligence beforehand.
For the exterior the Roof/siding/windows need replaced, and the soffit/fascia/gutters will need some work as well.
The interior will need new cabinets/countertops, lighting outlets and fixtures, minor drywall repair and patches and paint. Flooring would be covered with click-lock LVP everywhere.The electrical and plumbing appears to be intact, but could need some finishing touches.
The duplex is quite large at 3200sqft (4br 2ba and 3br 2ba). This is my first large Rehab so all tips, advice, and rough costs are appreciated.

There's really no way to give an estimate without a LOT more information...
For example, just for the roof:
- How big is the roof? (We don't know if the 3200 sf is over one floor, two floors, or three floors.)
- What is the roof pitch?
- Is it a first floor roof or a second floor roof?
- Is it a hip roof? Cross-gabled? Something else?
- Are they tearing off the existing roof or going over it?
- Is tear-off included in the price?
- What material are you replacing it with?
- Are you purchasing the materials or is the contractor?
- Is the contractor a big company or a little company?
- Is the contractor licensed/insured?
Now, it's probably accurate to say that you should expect somewhere in the range of $200 and $350 per square if you're using asphalt roofing. But, even that range can change depending on the answers to the questions above, and you have to know the size of the roof to use that estimating range.
And that's just the roof. There are lots of things that contribute to the cost of every aspect of the renovation, and without those details, it's impossible to get an accurate estimate.
