I have a game room on the second floor. This game room has windows and closet and it looks like a bedroom without door.
I'm planning to add an interior wall and door to convert this game room to a formal bedroom.
What's the proper process for this? Any tips and recommendations?
Hi @Ken Hui , as you are asking about ADDING a wall and a door I'd say the property process is to hire a contractor and get started.
If you were talking about structural changes (removing or moving) then the proper process would be more involved, but in my opinion this is is a buttery smoothe one.
Thank you, @Will Fraser
Do you know if there is any limitation of the permits to add a wall and a door? What documents do I need to file so that it can properly recognized as 5 bedrooms instead of 4 bedrooms when I sell the property?
I talked to some contractors earlier, the quotes they are providing seems not expensive, but they are asking me to connect other company to get a blue print for them to get the permit. I'm new to real estate. Any tips and recommendations for this?
Sounds like the route you are wanting to go is going to involve a building permit, possibly a framing permit, and most likely an architect's rendering and opinion. If you'll add any electrical elements to the wall (which you may HAVE to) then you'll need an electrical permit.
You'll need permit to have it legally added. Check your cities website for permitting requirements/instructions. Will need an architect to help you get the documentation needed to get the permits.
