Do you know if there is any limitation of the permits to add a wall and a door? What documents do I need to file so that it can properly recognized as 5 bedrooms instead of 4 bedrooms when I sell the property?

I talked to some contractors earlier, the quotes they are providing seems not expensive, but they are asking me to connect other company to get a blue print for them to get the permit. I'm new to real estate. Any tips and recommendations for this?

I'm looking for adding a private entrance next to a laundry room or garage for airbnb house hacking.

There is a bedroom and a bathroom on the first floor. In order to get to this room, I need to pass by a hallway next to the dinning area.

The bathroom has two entrance - one go to the hallway facing to the bedroom; another one go to the laundry room where the laundry room has another two doors to the kitchen and garage.

I'm thinking to add a door on the hallway to separate this bedroom and living room. Also, adding a private entrance next to the laundry room if the structure allows. If not, add a private entrance at the garage and put a L-shape interior wall at the garage to create a private entrance for this bedroom for Airbnb house hacking.

How complicated of this type of works and what's the budget should I estimate?

Anyone can recommend some good contractors in the Plano, TX area for this type of work?
