Designer/Architect reco for converting double to single?

Hi all,

I've been lurking here for a while, and am now ready to put an offer on a classic double with plans to convert to a single and resell. Does anyone have recommendations for a good architect or designer to help with the plans? I have a general sense of what I'd like to do, but as this will be my first project I figure it's smart to get some professional help. It's a total gut job near the Irish Channel.

Also, while we're at it, any contractor recommendations for fix and flips? I have a couple of names from when I renovated my house, but looking for someone who will do a good but cost effective/efficient job.

@Zoe V. Good luck, Irish Channel is too rich for me.

If you are doing a simple conversion, you might not need an architect. I'm guessing you going to look to buy a shotgun double (likely 2/1 each side) and turn it into a 3/2.  A good contractor could work with you on how to change the floor plan, as the changes are relatively simple (you open up the parlars in the from, delete a kitchen, add and remove some doors.   I dont work with an architect on my new builds, I engineer and design them my shelf.

Since you are looking at Irish Channel, your going to be looking at some high priced comps, so that buyer is going to want quality.  Be careful, if you go to cheap, you might have a problem selling.  I believe your comps are going to be north of $200/ft2 over there.

As for contractor recommendation, you should think more about finding a home builder type, than a smaller outfit.  You are likely going to gut everything, so its almost new construction.
