Where Can I Find Private Note Holders or Owner-Financed Notes?

What are the best ways or places to find private note holders or people holding owner-financed notes (outside of platforms like Paperstac)? Looking to connect with individuals who may want to sell.

very simple public records .. U can easily identify private carry back mortgages .. My title company will do a search and give me a list of them anytime I want them.. then you mail them or call them.. thats who note buyers find me when I do a seller carry back.. same process RE wholesalers go through. But as @Chris Seveney mentioned if your just a one off buyer of notes a service is probably the way to go.. Or invest in a fund like Chris has.. work is done for you.

curious - why? Most people spend hundreds or thousands of dollars and spend months trying to find a note ? The lost opportunity cost is huge and if oyu can buy a note for 10% on paperstac it will save you a lot of time and effort - especially for those who have never bought a loan before.

If you are looking to broker loans - that is why many do it but before brokering a loan you need to understand how to price them, which is typically best done when buying loans - similar to real estate wholesalers, you ahve to be able to estimate repairs and work backwards, with notes you need to also know how to price them and undersatnd collateral.

there are note buyers that have been doing this for years and year.  However a large % of seller carry back is going to be on Land .. and I find land notes to be quite lucrative if you know what your doing B/C of lack of competition..

Appreciate the advice — that’s super helpful! I hadn’t thought of using public records like that, but it makes a lot of sense, especially coming from a wholesaling background.

Right now I’m focused on finding both seller-financed and institutional notes for a couple buyers I’m working with, so I’m always looking for better ways to source deals. Thanks again for sharing your experience!

Just a quick word of caution from someone who’s been in the space a while: brokering notes can be a tough business. Margins are thin, closing ratios are low, and buyers often back out once they dig into collateral or pricing shifts. It takes a lot of time and effort to get a deal across the finish line.

That said, building strong relationships and delivering clean, well-underwritten deals can set you apart. But at the end of the day, there simply aren’t that many active buyers out there or at best definitely fewer than you might expect. So the odds of closing can be lower than they seem at first.

Keep at it, just go in with clear expectations.

Appreciate the insight — definitely agree that buying a note yourself is one of the best ways to learn how to price and underwrite them properly. Right now, I’m focused on brokering both seller-financed and institutional mortgage notes — and I’ve got active buyers ready with specific criteria.

I’m putting in the work to understand pricing, collateral, and risk — similar to how a real estate wholesaler needs to know rehab costs and ARV before locking up a deal.

Eventually I plan to buy notes myself, but right now I’m focused on sourcing solid deals and building strong relationships with both sellers and buyers. Always open to connect and learn from others in the space!
