Who Does Your Foreclosures or Evictions?
I need to get the property back from whoever is living in there now. It was abandoned over the winter, but it's occupied now. The borrower has a note and mortgage, so will need to be foreclosed. Should I let my servicer take this or contact a local attorney myself?

If someone else is living in the property check and see if you have an assignment of rents clause. If it is renters in the property and you get an assignment, you may find that the owner becomes much more interested in doing a cash for keys deal. I agree with @Patrick Desjardins calling a local PM for a attorney referral can yield good results, Also check the local REIA, here in Phoenix we have an attorney that our REIA recommends and they are excellent.
