Hello everyone,

I've been in real estate for about three years. I started out wholesaling (still do some.) My wife and i have done some fix and flips but we're looking for more passive income. So this year we just acquired to rental with a third in the works. However we've been looking for Multi-family in 1.5 hour drive of Shelby, NC. Our criteria is $2m c+ condition looking for at least 8% cash on cash return and %15 irr return no repositions please.

That reason for this post nonetheless is learn a little more about note buying? I get the terminology but still dont the confidence in taking that path. Cam some please help me understand better or point me in the right direction with books and recommendations? Any help would be greatly appreciated!

Hi Darius as Jamie mentions my business partner Josh's book called Paper Profits would be a great start for you. Also feel free to listen to my podcast number 211 here on BiggerPockets. Happy hunting!
