Your ideal servicing company

I know there are many discussions on servicing companies on what we like and dislike. I have a call coming up with one of them to discuss positives and negatives / things they could improve upon.

Curious to hear your feedback from other investors on what they like and dislike?

For me I like (just a few below)

1. See all info in one place - especially last payment date, next due date, and any borrower communications

2. Reports that make it easy to understand how your payments are broken down

3. Knowing who the asset manager is and their contact info

I'm dealing with a couple right now where I give an explicit set of instructions (in writing, broken down loan by loan) only to find that nothing gets done after a couple weeks.  Nothing is more infuriating to me.  So, a servicer that takes direction and executes.
