Opinions about trajectory for 89142?

Question

Does anyone have thoughts about the Sunrise Manor neighborhood in Vegas?

I'm an out of state investor with a SFR on Pacific Shores Dr. I'm happy with my PM. But rents are low, (long term tenants) the rate I'm paying is higher than necessary, and I've got more than 100k in equity that I would like to put to work.

If this neighborhood is in danger of becoming bad, I'll sell. (I know that it isn't and won't be a super desirable neighborhood.) But if it's a safe, respectable and working class neighborhood that is expected to stay as such, I'll likely opt to refi and raise the rents.

I haven't visited for ten years so local opinions will be greatly valued.

Need to be careful when classifying and discussing different areas due to antisterring laws. Check out local crime mapping websites to see recent crimes in different areas as well as school ratings. This will help you get a feel for various areas. Here are some links that may be helpful.

If you have not already, I would visit the area to make a determination.  I have not been there recently so do not have an opinion one way or the other.  But I think you will be able to make a reasonable decision once spending a few hours in the area.

I guess it depends on your standards. I’d consider it a C/C+ area. I don’t see it changing for the positive anytime soon, probably will just stay as is. The whole northeast part of town doesn’t have a lot of promise of improving. No real major developments that seem likely to revitalize, at least to my knowledge. Interested to hear other opinions. As the old real estate adage goes, best chance of that happening at this point is if it burns down.

My suggestion would be to hold if it’s performing unless there was an opportunity to trade up to a significantly better quality asset, like a B+/A location (GV, Summerlin)
