Quitclaim deed to warranty deed

Kevin Coleman
Posted

I bought 13 home lots in a neighborhood from Liberty county TX and received a quitclaim deed. The county held these lots for 5 years unable to sell for the full amount of back taxes. They accepted a highly reduced bid to get these properties back on the tax roll. I know the redemption period has expired for the previous owners but I am still stuck with a Sherriff's deed to the county and a quitclaim from them to me. How can I get a warranty deed so I can build and sell a home with a warranted deed?

When you sell them, the title company should be able to provide a full warranty deed to your buyer if the title is clear at that time. You don't have to do something between the quitclaim and the final transaction. Call your local title company and they can confirm the title is clear or even give you a warranty deed and title insurance if you wanted it anyways.
