Hello all my name is Renee from Dallas, Texas seeking professional investors in the DFW area. I'm currently going to school to obtain my Brokers license and wanted to get my feet wet by starting off wholesaling. My question for all investors is, Are there specific areas in the dallas area you are not comfortable with buying a property? What do u like to hear from the person that presents a deal to you that makes you comfortable with moving forward in this process?. Any information would be helpful and greatly appreciated.

I have been a RE investor for four years in the metroplex. You have a great question. I would personally say from my experience that you can find an investor in any area. One key way of locating investors is the use of the MLS. Look for sold properties in the last 90 days or beyond, and look for people that paid cash for properties that have a different mailing address than the property address. Those are your investors. For conservative investors that want good school districts and want to stay in the up and coming areas, I would agree with @Jeremy Godwin. However, you will receive higher returns in the rental market in areas like Mesquite, Garland, Irving, Arlington, Grand Prairie, Lewisville, etc. Properties in these areas you can purchase around $100k and receive about ~$1300 in rent. If you're a "good" wholesaler, you can get properties for much deeper discounts. Hope this helps. Please keep me in mind as a buyer, when you come across properties.
