Leander/CedarPark vs Temple for Rentals

Hey gang, I live in cedar park and have always wanted to begin investing as local as possible, however, Temple keeps catching my eye particularly due to lower price point and more potential opportunities for 1%+ deals. I don't know the area and would like to talk with a knowledgable agent there that works with investors. Any real estate agents that specialize in temple here on the board or any recommendations?

Hey ya'll, Bell County includes Killeen, Belton, Harker Heights and Temple along with several other smaller cities. If you're interested in buying, now for the next 2-3 months is best time to get best values and there is less investor buyers. I am a investor minded broker and have been helping people for 30 years in the area. Let me know your goals, interest and return on investment so I can point you in right direction. Example: you can buy a home here for 40-80k and rent for 700-1100 a month.
