Supply and demand applies. Demand goes down, lower your rent. However, I don't see this happening. Kids regardless of online or not want to have the college experience and will still need housing. Also, San Marcos is on HWY 35 which is the blood line for people leaving the north as they retire. Population is still increasing and San Marcos will continue to grow. No need to worry, especially if you consider yourself a savvy investor who knows how to buy property at the right price. Cheers.

I have been meaning to take a tour there! it’s been ages since I’ve been. One of my college hangout spots lol. But I don’t see that area going down, perhaps stall a little due to covid, but certainly demand won’t go down.
