Suggestion for Lease form? (Everett)

Hi, does anyone by chance have a good lease agreement for WA state they'd be willing to share?

I'm in the process of buying my first place. It's a duplex in Everett (WA). I'll be renting one side and living in the other side (FHA loan). The tenant that is staying is currently on a month to month rental agreement and expressed interest in moving to a 6 month lease, which I would prefer as well. I bought "Property Management Kit for Dummies" which had a PDF on a CD, which I loaded to my google drive, viewable at https://drive.google.com/file/d/0B0Tqv9ZEgrkCRk1NQ...

Is that worth using, or do I need to get to an attorney to get one created?

Hi @roger wagoner, we have a few rentals in Tacoma and I have found RHA-ps, rental housing association of puget sound, to be invaluable. They have an awesome membership which gives you access to all the rental forms you need-from leases to 3 day pay or vacate, to property condition checklist and lots of classes to help you navigate! We have used them for years and love their resources.
