Is anyone familiar with Gregory Downing $3k coaching package?

Is anyone familiar with or have experienced Florida-based Gregory Downing 's $3k coaching package and Legacy Unleashed? I'm a newbie to the game of real estate investing and I don't know who to trust or where to invest money for education.

spend 1k get your real estate license  this will teach you terminology.  then go work with a high producing agent and get PAID to learn not the other way around.. then decide what area of real estate you want to go in.

you could stumble your way in the Seattle market to 50 to 100k in income working on a top producer team..

there is no way to do this ESPECIALLY on the west coast with no money and no ability to get money or financing your just wishing and dreaming someone is going to feed you some magic formula  ,

can one buy real estate with no money down.. Ya it happens... but for most that do that they put in their apprenticeships first.. and your not working in an area were real estate sells for less than new cars.. like so many of those you see post on BP.. HUGE DIFFERENCE

You can read all the books you want and end of the day, you learn when you actually invest in a property and start dealing with it.

I don't know what they teach at guru seminars etc.., but until you complete a deal, flip a house, rent a property you are a newbie.

Do not spend that ton of money on it.

A book can give you guidelines, teach you how to structure of a deal, teach you about financing and teach you about how to plan a flip or rental, and that is all you need. The next step is taking action.

I don't think any seminar can do more than that.

3k?  Save the money for a downpayment on your first investment property and learn for free via the internet with sites like Bigger Pockets or learn by becoming a part of the industry like @Jay Hinrichs suggested.

Hey guys it's coach Gregory with legacy Unleashed. I was a Rich Dad trainer for 13 years and three years ago I left Rich Dad and created my own company legacy Unleashed. I provide tons of free training material at youtube, what most companies charge 10K for. Just go to youtube and type in Gregory Downing. Some people can take what I provide for free and do this on there own and I'm ok with that. What I have found out is that most people want to be taken by the hand and walked through the system and processes step by step. My 3k software and coaching program is a fraction of what other companies charge. what I give for 3K other companies charge 15k for. I appreciate every ones feed back. @Sonya Suggs - instead of wasting money on guru seminars, might I suggest listening to a bunch of BP podcasts, get to know one of the hosts (that lives in the same state as you) and possibly buy him a few lunches or dinners and get some first-hand knowledge form someone actually DOING this business.Not saying that coaching is all bad (in fact we use a couple ourselves), but the "guru stuff" is an absolute waste. You do need to actually get out there and pull the trigger yourself.

@Sonya Suggs As with all coaching programs, they've generally be discussed in the BP forums ad nauseam and (generally) not in a positive light.

I do think that beginning education is a bit of a catch-22 in that if you don't self-learn (think: BP forums, Podcasts, the library has books for free, etc.) you won't absorb what you need to in many of these courses.  If you do a great job of self-educating, you probably won't get a ton out of these courses because your knowledge voids are too specific to be covered in a random general 3-day seminar.

Or maybe I'm just achingly tired of the constant radio ads about "no money down" and "using other peoples money" and...and...and...

@Sonya Suggs, generally speaking, the self-help/improvement industry is a multi-billion dollar industry and there is a reason people spend and spend and spend year after year on programs.  It isn't that they are in the business of selling empty promises, but they aren't selling you anything you cannot get for free on the internet.  People, psychologically speaking, are drawn to such programs because it lets them feel like they are accomplishing something without actually accomplishing anything.  It protects them from failure.  The way to success, which sometimes has some failures on the way, is to actually just do.  Spend the time to learn by reading and observing and then once you have enough money saved for your first property, pull the trigger and spend it on the property, not on reassurances or feel good programs from some guru.  You will be much better off in the end.

Thank you Jason and Jay for responding to my post. So basically what I'm hearing is that the Josh Cantwell's, Zack Chilress's, Jerry Norton's, Kent Clothier's, Gregory Downing's and the like are in the business of selling empty promises and taking people's $$. How disappointing 😟. Investing  $1k into proper training and learning from Bigger Pockets sounds like a much better strategy. Thanks again guys!!

I know I’m coming in late but don’t spend so much money on something you could get for far less. Think about it we have internet these days and YouTube ( social media). For starts order these great books; THE FLIPPING BLUEPRINT by Luke Weber & THE BOOK ON FLIPPING HOUSES by J. Scott. These teach step by step what to do. Then the most important thing to do is pray and go to WORK on it do not PROCRASTINATE!!!!
