Mentor real estate, why so many scams?

Why are most of the so called mentors from Utah, all the same format, "Look how much money you will make, how much credit do you have? How much $$ do you have, get ready to sign up and pay $10,000+ and at the end, no deal.

If I could have the perfect mentor, this is how I would structure it:

Help the student through questions and answers on negotiating the deal from start to finish, no money up front, mentor/student gets paid at the COE. Period. Yes, I have learned soooo much from BP, so many pod casts, videos, books, but a mentor will help evaluate a deal to make sure the numbers make sense, assist with the rehab project, answer the calls and emails, display compassion, patience and kindness. Create a win win for mentor/student. Is there anyone like this out there? Credibility? Honesty? Integrity? With years of experience?

@Mona Jazmeen it would be better if something like this existed but the problem with someone getting paid at COE is there are so many people who never get to that point, that anyone trying to do mentoring as a way to make money would be making so little it wouldn't be worth it.  Your best bet is to find someone willing to do it for free, there are people out there but nobody takes advantage of it.

I'll give you a great example, a few months back there was a post on BP that blew up asking for mentorship, I said I was willing to answer questions people had and teach them the math etc. (for free of course) about 30-40 people reached out to me, about 10 made it past the initial message, I actually spoke with maybe 3 and then I haven't heard from any of them since.

I do not think a mentor is required to be successful in RE but understand that some people have the desire for one.
