Mentor real estate, why so many scams?

Why are most of the so called mentors from Utah, all the same format, "Look how much money you will make, how much credit do you have? How much $$ do you have, get ready to sign up and pay $10,000+ and at the end, no deal.

If I could have the perfect mentor, this is how I would structure it:

Help the student through questions and answers on negotiating the deal from start to finish, no money up front, mentor/student gets paid at the COE. Period. Yes, I have learned soooo much from BP, so many pod casts, videos, books, but a mentor will help evaluate a deal to make sure the numbers make sense, assist with the rehab project, answer the calls and emails, display compassion, patience and kindness. Create a win win for mentor/student. Is there anyone like this out there? Credibility? Honesty? Integrity? With years of experience?
