Hi everyone! I've been reading some articles on the differences between A, B, C, and D-Class properties and I'm curious as to how investors in this area define those.

Would you define a property you are interested in as A, B, C, or D-Class and if so, what are some neighborhoods that come to mind for each class? Thanks!

A Class - NW DC west of the park, Bethesda, Rockville, Arlington, parts of SS, Fairfax, Alexandria, Olney

B Class - Wheaton, Springfield, College Park, NW DC east of the Park, Burtonsville, parts of SS, Stafford, Brookland

C Class - Parts of Hyattsville, Laurel, Woodbridge, Ivy City, Brentwood, Deanwood,

D/F Class - Oxon Hill, Suitland, Barry Farm

These are broad generalizations, and Im sure someone wants to pop in and disagree and say well Lincoln Park in Rockville is a C Class or some other neighborhood in a lower class should be a B. Broad Generalizations of what these classes look like in the DMV.
