New investor in Richmond VA

Hello all, I am a native in CA looking to invest out of state. I currently am looking at the Richmond area and I'm looking to build relationships and a team in this market. I'm looking for flips/rental opportunities in this area. I have heard that the surrounding areas of Richmond are developing and growing. It seems that this market has great cashflow opportunities as this is what I'm looking for in a market with rentals. Can anyone in the area please reach out to me about the current market trends in Richmond? I would love to hear your input.
