Need experienced investors to tell me where I'm wrong.

I've been analyzing investment properties for years, and one thing has always bothered me.

Every time I wanted to compare financing options or exit strategies, I found myself rebuilding the same deal over and over.

So I built a tool for myself to solve that problem.

Now I'm at the point where I need people who actually analyze deals to tell me where it's wrong.

I'm not selling anything, and I'm not looking for customers. I'm looking for honest criticism from investors who are willing to spend 10–15 minutes putting one of their own deals through it.

What's confusing?

What's missing?

What's unnecessary?

What would make you actually use something like this?

If enough people think it's useful, I'll keep building it. If they don't, I'd rather find that out now.
