What's the biggest challenge you're facing?

I want to find out the biggest problems property owners, agents, managers, companies or others in the industry face and provide a solution using web/software or technology.

Would love to hear about some day to day challenges you all face that you haven't found a solution for. Is it marketing your properties? Finding leads? Managing tenants/rent? Managing operations? Something else?

Oh yeah I've had quite a bit through both as well as postlets and facebook. Just wanting better quality leads for buyers and sellers is my big thing.

@Christopher Goldie Makes sense. Sounds like you have a pretty solid marketing plan/funnel down. Thanks for sharing. I think the issue of finding better quality leads is a tricky one to solve with software, but I'll keep this in mind. I've heard it before.

Many larger investors I work with want better capabilities for lead management and follow-up.  There are a number of solutions on the market tailored to REI but no clear winner, and most people are relying on things like email software like constant contact in addition to maintaining seller info in spreadsheets.

Let me elaborate a little, that was a lame answer.

I use Craigslist, Facebook, and Postlets to promote and market properties I have for sale. I had a one page form built that I have in Google Drive where I enter property info and names and it gets logged to an Excel spreadsheet, where I can then print letters and start my 6 month marketing rotation. I use google voice for incoming calls but so far I am not impressed with its transcribing function, nor its reliability. I'm planning on hiring a VA in the next month or so to handle posting my ads as my time is better spent elsewhere and to also do county property card searches. My website will have the squeeze page for sellers as well  as buyer. There will also be an area for sellers to enter basic property info that will again be placed on the spreadsheet. Everything is tied to the Drive folders so I have access at all times. I'm hoping it was all built to handle a massive deal flow that will be coming shortly!

Marketing and finding leads for me. In the process of having a website built to promote properties, build a brand image and capture leads.
