Is accomplishing a BRRRR strategy possible out of state ? Or is that something you should try near your area ?

BRRRR-ing is just a way to increase ROI on an investment by quickly increasing the value of a property, then freeing up that equity with a refinance. Where you execute this strategy doesn’t matter as there are undervalued properties in most markets.

The tough part would be getting your team together and putting systems in place to ensure the project stays on timeline (maintaining/increasing ROI).With the access to data and ability to reach just about anyone anywhere, this is less of a factor. The last part I’m sure will be touch upon is you probably know places you’ve lived better than any random spot you throw a dart at. Numbers might make sense, but knowing the lay of the land will be useful at least when you’re starting.

The tough part about a BRRRR is that you are relying on the cash out refinance a lot and the interest rates being so fluctuating, it's always tough to accomplish that part of the deal.

The fundamental math stays the same regardless of the market - a property needs to be purchased under market value so additional equity can be added, a rehab and contracting plan needs to be in place, "When you're buying out of state, the first thing you need to get right with a BRRRR is that you're not paying market value. Don't think you're going to do this and get a turnkey property... It's going to be a fixer-upper, and you're going to need a contractor. If you can get those two things right, your appraisal comes in where you need it to, and the construction process goes smooth, you can BRRRR anywhere."

Many investors have a subconscious bias that everything functions the way it does in his or her home state. Investors should prepare themselves for the laws and processes in other states. When crossing state lines, investors should be well aware of how contracts are structured.
