Any recent BRRRR success stories around Baltimore?

Has anyone had any success executing BRRR in or around Baltimore city and County?

We do 20 Flips/BRRRRs per year in Jacksonville FL and we use a hybrid approach. It is also very hard to "perfect BRRRR" here. We BRRRR 8-10 per year and the flips supplement the money left in the BRRRRs. How do we choose which ones to BRRRR? - Location. It is not about how much is left in the deal for me. It is about the long term appreciation of the asset.

Hey Ken,

Being relatively local to the area, I know some investors that have had some success doing buy/hold in Baltimore city. Are you looking to have a perfect BRRRR (meaning 100% cash invested back out)?  This may be more difficult, but in a city such as Baltimore, i have seen investors leverage city's needs to gain some success. Halfway house operators, Section 8 operators etc to gain top rents for properties in those areas. I have also seen investors leverage Johns Hopkins travel nurses and residents to increase rents etc..

Price depends on the neighborhood, property and condition. The where doesn't change. If you want a fixer upper at a price you can BRRRR, you're either getting it from a wholesaler (if you're lucky as these are often as overpriced as the MLS these days) or sourcing it yourself off market.

I've success doing BRRRRs in Detroit and Memphis. I didn't get all my money back on them but they appraised for 15% more than I paid total with rehab and got most of those funds back. Happy to connect and knowledge share.

@Ken Chud What do you consider success? Return of capital or making a gain when you sell the real estate? Most BRRR investors in these forums equate return of capital as a success which is is not indicative of actually realizing a gain, especially in low barrier markets.
