Lately, I’ve seen that a lack of strong lending relationships is one of the biggest roadblocks to an investor’s scalability. A solid lending partner does more than just fund your deal — they often provide access to reliable contractors and offer preliminary underwriting to help assess deal viability early on.There are plenty of ways to source deals, but understanding the rental market comes first. Once that’s dialed in, here are three channels I’ve found especially valuable:

I am assuming this is meant to be related to brrrrs.  Historically my biggest issue has been conservative refi that come in up to 10% less than what I could sell the property for.

However, since the rates have risen the big issue is the cash flow after the cash out refi.   In my market, I have large negative cash flow after the cash out refi.  My last 2 potential BRRRRs have been buy rehab rent repeat (no cash out refinance) because interest rates were much higher.

You need to look for BRRRR candidates that are good alternate rent model candidates.   I came close to purchasing one recently that I would have rented as an MTR.  the issue is I did not have a lender that would finance a coop (still do not).

In our market, it has been dealing with what markets are shifting and aligning seller expectations to those new norms. The prices of their neighbors property from a lower rate and higher buyer sentiment environment has been the hardest concept to break for them. Wholesalers are slowly realizing the slow down from their buyers that pay enough attention for the shifting data per zip code.

In Columbus, I’d say the biggest challenge for investors is finding solid off-market deals right now. I recommend building relationships with wholesalers and checking out local auctions. When it comes to contractors, I recommend sticking with those who specialize in older homes to avoid surprises. For funding, private lenders or joint ventures can offer more flexibility than traditional loans. As for handling everything, a project manager can make a huge difference in saving time and staying on track.

Hey Joe ! Lately for me it’s been timing and contractor reliability—especially tricky when managing rehabs remotely. I’ve got a few solid crews in the Midwest, but juggling multiple projects can still get messy.
