Cosmetic Flip Question
When doing cosmetic BRRR on C to C+ market what are some cheap cosmetic things that are a must that add value to get:
1) higher ARV on appraisal post rehab or
2) bigger/better tenant pool
3) pull in higher rents

in working in that type of market. It's very challenging because any improvements to bring in higher quality tenants will not give you the ARV. The main factor in these locations is to drive cash flow because appreciation is extremely rare.
