Is anyone actually running their BRRRRs from one piece of software?

I'm trying to figure out if BRRRR investors actually have one clean system for the whole project, or if everyone is just duct-taping it together.

The messy part to me is that the rehab is not just “construction.” It starts as an inspection report, turns into a scope, turns into contractor texts, turns into receipts, draw requests, rent-ready decisions, refinance paperwork, appraisal notes, and then eventually a rental file you still have to manage. That seems like a lot of important stuff living in different places.

For people doing BRRRRs, are you using one software to keep the rehab scope, budget, photos, contractor updates, lender docs, and refi prep organized? Or is it still mostly spreadsheets, Google Drive, text messages, and memory?

Does anyone have a recommendation for software that actually helps with this?
