Finding Comps to determine an ARV without your license

I am looking at an abandoned property to BRRRR. How do I go about finding comps to determine an ARV to budget for the purchase price and the rehab when I don't have access to the MLS? Do I ask my real estate agent to comp a property or is there a way that I'm not aware of to accurately comp a property? What does everyone else use for this?
