We are small owners in Cleveland and on our third deal. Like a lot of investor we have tapped out our capital until we are able to refinance after the properties season.

I’d be interested to hear from other landlords in the market how they are finding their deals to get more velocity

I've had success looking for owners with portfolios of duplexes. I, then, pick two duplexes at a time and wrap them up under one loan (assuming you're using conventional). Numbers work out well with low rates, two properties, four doors. Please reach out if you'd like to chat more.
